Conventional Financing Terms

  • Provides financing for the acquisition and refinance of stabilized hotels
  • Financing available up to $15M
  • Minimum WSJP + 1% plus depending on asset, location, etc.
  • 1% origination fee
  • Max term: 5 years
  • Max 75% LTV
  • 1.25 DSCR
  • Personal guarantees required from experienced hotel owner/operator
  • Payment reserves depending on cash flow and asset characteristics
  • Full banking relationship required (deposit, merchant processing, treasury management)

Bridge Financing Terms

  • Provides financing for acquisitions that are not stabilized and may need a PIP, improved revenue management, expense management, or other turnaround efforts
  • Financing available up to $15M
  • Minimum WSJP + 1% plus depending on asset, location, etc.
  • 1.25% origination fee
  • 24-month term – Interest-Only (I/O) loans
  • Max 75% LTV
  • Personal guarantees required from experienced hotel owner/operator
  • Payment reserves depending on cash flow and asset characteristics
  • Full banking relationship required (deposit, merchant processing, treasury management)
